Construction of townhomes on the property would trigger the village vacating both the civic center and police station sites and building a $30 million combined facility for the two on the east side of the civic center site.
Including revenue from the townhouses' land sale, the new civic center and police station facility is projected to cost a Downers Grove homeowner whose home is valued at $300,000 about $28 more per year in taxes, Village Manager Dave Fieldman said.
Two other proposals – one for apartment buildings and one for a 60,000-square-foot medical office building – also have been presented for the civic center parcel.
If no proposal is approved, the village must renovate the police station to address some, but not all, of the operational deficiencies and perform essential maintenance on both buildings, officials said.
For example, the village hall roof is in need of repair, and a boiler system installed in the 1950s is in disrepair. Immediate maintenance needs would cost the village about $150,000, Fieldman said.
